Listing or Buyer Side: $375 We handle your transaction from contract to close (and even after-we retain all files in event you need in the future).
We begin with opening your file by reviewing your contract to confirm that it’s a fully executed contract with all required signatures, initials, dates and information including all disclosures, addendums, etc.
You and all parties will receive an introductory email from us detailing deadlines timeline, explaining what we do and what to expect until closing. We will ensure no deadlines are missed and all parties know what’s relevant to them and their duties along the way. Contract and docs will be sent to pertinent parties involved (client, agents, title co, lender (if applicable), insurance (if applicable).
During the course of your transaction, we track the timeline and make sure that all deadlines are met (escrow, inspection period, loan commitment, title commitment, HOA application & letter of approval (if applicable) etc.)
We will coordinate access for home inspection (if applicable) and appraisal (if applicable), ensuring inspector/appraiser can access the subject property.
If after the inspection there needs to be any addendums executed for repairs, price reduction/credits, etc) we will draft the addendums and have all parties sign and then will distribute those to the necessary parties. We also offer Consulting/Inspection Input (Further down on page) if you or your client would like a FL Licensed Home Inspectors input as to any issues or items that the buyer is wanting to negotiate or have seller take care of, etc.
During the transaction, we will continue to have consistent contact with all parties involved for status updates on contractual deadlines/items of attention.
As closing date approaches, we will confirm day and time of walk through. Time and location of closing will be arranged. In the event that a party cannot be present for closing at closing location, we do offer signing agent services as well at additional fee (either we come to you/your client if local to us). Days prior to closing we will confirm that your client has received wire instructions for the title company and ensure they know when to wire funds for closing. After closing, we will provide all parties with the necessary executed docs (Final ALTA, etc). All documents are securely stored for future reference in event any party in the transaction should need.
All you, as our client has to do is provide us with executed contract and any updates or changes during the course of the transaction. Additionally, you need to let us know (so we can advise title-as well as you advising them) if you’re charging our transaction coordinator fees to your client so it can be added to closing docs or if you’ll be paying us directly.
After the closing (for listing agent) if you have a lockbox that needs removed and can’t attend to that yourself, we do offer removal & arrangement to get your lockbox to you at your convenience at an additional fee.
Both Sides: $500 We handle your transaction from contract to close (and even after-we retain all files in event you need in the future) on both sides of the deal as mentioned above for Buyer Side and Listing side.
FSBO: $400 Selling your home yourself can be stressful, especially if you’re not aware of all the documents/contracts/disclosures, deadlines, laws, etc. or the process itself. We will review your contact and ensure it is fully executed with all necessary signatures, initials, dates and terms.
We will make a deadline calendar outlining all parties of important contractual dates. Tracking progress of these dates and the process of selling your home is imperative to get to the closing table. We will assist you with any issues that may arise with title. We will be here until the close of your home, creating a less stressful sale of your home.
Listing Management: $150 Listing agent to provide MLS input/info sheet.
Review your listing agreement along with all necessary disclosures.
Input listing info into MLS along with pics and any attachments that are provided by you, the listing agent.
If you’re utilizing ShowingTime, we will input showing instructions.
Update and make changes throughout the transaction-status changes, price changes, schedule of Open Houses, updating photos, changing description, etc.)
Consulting-Inspection input: Price varies If you or your client have a home inspection report and don’t understand the aspects involved, you can consult with us (FL Licensed Home Inspector) to help validate or invalidate items in question and discuss legitimate concerns/issues/items, how you can negotiate, etc.
Contract Preparation: $75 Listing Agent to provide us with all of the terms of the contract (be it an offer or a listing agreement) & approve draft of the contract in writing prior to us sending it to your client.
We will prepare the contract or listing agreement along with necessary disclosures/addendums.
If your contract (listing agreement or offer) is accepted by your client, we will review and confirm that it is executed on both sides.
Addendum Preparation: $40 We will prepare your addendums and obtain e-signatures from all parties involved and return to all parties upon execution of addendum.
Lease Renewals: $300 Prepare the lease renewal for you and obtain e-signature(s) from lessee and lessor. Return to you and all parties upon executing the renewal.
Referral program: Agents, ask us about your referral program. You can earn discounts, etc. by referring other agents to utilize our services.
