Time…the one commodity we cannot make more of.

With my extensive background in the real estate industry, I know firsthand the amount of time that agents spend doing their own transaction management, having been there myself.

During that time, you could be prospecting, listing, showing houses and being more productive and generating more income for yourself (or relaxing and enjoying some down time and not stressing over everything).

Our mission is to deliver exceptional transaction coordination through organization, communication, ensuring every file is complete, every deadline is met, and every closing is smooth.

We want you to succeed and close deals (after all, you don’t pay us until the deal closes).

FAQS

What is a Transaction Coordinator?

A (TC) Transaction Coordinator is the behind the scenes pro who keeps your real estate deal on track. The TC handles paperwork, deadlines and communication with everyone (agents, clients, title company, etc) so everything moves smoothly from contract to close.

Do I have to be local in your area to use your services?

No, but we do only deal with FL real estate transaction. Here’s why you don’t have to be local: everything is digital from disclosures, timelines and other aspects. Emails, e-signing, shared portals make our service remote so we can take care of your transaction coordination management needs throughout FL without you having to be in our direct area. (If you happen to be in our vicinity and need actual notarization on any forms (HOA/Condo applications, etc) we do offer that as well as acting as a NNA Certified Signing Agent for those times when a buyer or seller can’t make it to title to sign in person).

Additionally, we have over 13 yrs experience in FL real estate industry so have worked first hand with state contracts, various MLS so we can offer you quality & knowledge service.

Do you have a cancellation fee?

We only get paid when your transaction closes. If the deal falls apart for whatever reason – buyers financing falls through, inspection issues, insurance or simple change of mind or if the seller changes their mind-whatever the case may be-there is no fee to you.

Are my files secure and confidential?

We do not share your information with anyone and they are very secure.

Will you have contact with my clients?

This is entirely up to your discretion. It is more efficient if we communicate directly with your client and also allows you to perform other things. We do keep you informed of all communication and cc you on emails of importance and/or urgency.

Can I charge my real estate clients for your fees?

Yes, if you want to. Most agents do. The title company is notified of your transaction fee and added to the HUD at closing and paid to your Broker, then you, then you pay us. Some agents prefer to “gift” it (or a portion of the fee) to their clients and pay us directly and not charge them. Either way is acceptable and up to you-you just have to let us know which way you prefer.

How do I pay you (YourFLTC):

Invoices are issued once the file is closed. Invoices must be paid within 3 days of closing. You can pay via wire bank transfer, check, Zelle, Venmo or credit card/PayPal (convenience fee of 3% is applied if paying via cc/PayPal).
